'Public House to Penthouse Luxury'

OUR ROLE

To carefully demolish a redundant public house, design and construct a six storey block of luxury apartments with balconies and roof gardens, together with a ‘shell’ commercial unit at ground and basement level.

 

THE PROJECT

This site had all of the challenges associated with inner city development, and much more. Located on a very busy main artery into the centre of London, the existing building was sandwiched between (and connected to) two very different commercial buildings. The new building covered the entire foot print of the site, which required ingenious and innovative site processes.

 

Due to the nature of the adjoining buildings it was decided to construct an independent steel frame on a very complicated pile and beam foundation (on three different levels). Floors were cast in situ on ‘Omni’ pre-cast panels supported entirely on the steel frame. The contemporary facades of the building were formed in masonry, glass and light weight cladding, again supported on the steel frame.

 

Our brief for the interior of these luxury dwellings was ‘extremely modern’, ‘hi tech’ and ‘high quality’. This was achieved with the use of top quality kitchens and sanitary ware, bespoke joinery, limestone cladding, natural wood floors and superior fixtures and fittings throughout. The extensive use of glass and chrome was also a key feature.

 

Despite the many challenges of this project and the very high specification required, this project was completed on time, within budget and to the highest quality.

 

A testament to the success of this scheme was the fact that all of the apartments were sold or reserved prior to completion.
